Who I am
This site belongs to Megan Stephens, a licensed Nevada real estate salesperson (NV S.0175452) with Realty ONE Group (broker license B.0037100.CORP), 10750 W Charleston Blvd #180, Las Vegas, NV 89135. In this policy “I” and “me” mean Megan Stephens.
What I collect
- What you send me. When you fill in my contact form, book a call or sign up for a newsletter: your name, email address and phone number, and what you tell me about the home you want to buy, sell or build, such as the areas, price range, timeline, where you live now and your lender.
- Newsletter activity. If you subscribe to one of my newsletters, my email service tells me whether you opened an email and which links you clicked.
- Home-search activity. Home searches open on my Realty ONE Group home search. If you create an account there, Realty ONE Group can share with me the homes you view and save.
- Technical information. Like any website, the servers that deliver this site receive your IP address, your browser type and the pages you visit.
This site does not use advertising cookies, and I do not sell or rent your information.
How I use it
- To answer you, to help you buy, sell or build, and to keep you informed about homes and the market.
- To send the newsletters and listing alerts you ask for, and more of what you are interested in.
- To keep my own records, including the transaction records Nevada real estate law requires.
- To keep this site working and secure.
I never use anything about who you are, such as race, religion, sex, disability, family status or national origin, to decide what I send you or how I treat you.
Who else handles it
A few companies help me run this site and my business. Each handles your information under its own privacy policy:
- Jotform runs my contact form.
- Google runs appointment booking (Google Calendar) and supplies the fonts this site uses.
- Mailchimp sends my newsletters.
- Cloudflare hosts and protects this site and may count visits without using cookies.
- Realty ONE Group, my brokerage, runs the home search and the Realty ONE Group Home Search app, and receives what you give in an account there.
When you work with me on a purchase or sale, I share what is needed with the people working on your transaction, such as your lender, the escrow and title company, inspectors and the other side’s agent, and with Realty ONE Group. I also share information when the law requires it.
Your choices
- Email: every newsletter has an unsubscribe link.
- Texts: reply STOP to any text from me.
- See, correct or delete your information: Call or text 702-430-2626 or email [email protected]. I will confirm it is you, then make the change, except for records I am required to keep.
- Sale of your information: I do not sell it. You can still ask me in writing not to, at [email protected], and I will confirm your request.
Tracking across websites
Your browser may send a “Do Not Track” signal. This site does not change what it does in response, because it does not follow you across other websites. The companies listed above, such as Google and Jotform, may collect information about your activity over time and across different websites under their own policies.
Information kept on your device
The home search on this site keeps a small counter in your browser’s local storage, so it offers listing alerts only once. It never leaves your device, and clearing your browser data removes it.
Security, and how long I keep it
I use reasonable safeguards, and this site is served over an encrypted connection. No system is perfectly secure. I keep your information while we are in touch and for as long as Nevada law requires for real estate records, then delete it.
Children
This site is not meant for children under 13, and I do not knowingly collect their information.
Changes to this policy
If I change this policy, I will post the new version on this page with a new effective date.
